  • VRM stressed that timeliness and thoroughness are critical—especially in BPOs, property inspections, and communication with the asset manager.

  • Agents who overcommunicate early (e.g., flag repairs, note title issues, or provide early insights) are seen as proactive and dependable.

  • VRM is increasingly prioritizing agents who can be solution-oriented partners, not just task-completers.

BPOs and Valuation Discipline

  • One of the most critical responsibilities is the Broker Price Option (BPO). Accuracy is vital—not just hitting a number, but explaining your comps and logic clearly.

  • Photos and documentation matter a great deal; poor or incomplete submissions can lead to delays or reduced confidence in the agent.

  • “Know your market and defend your values”—was a recurring piece of advice.

How AI Fits In

Tara shared that while VRM is exploring AI for internal efficiencies (like quality control on BPOs), agents should consider AI tools for tasks like writing listing descriptions, summarizing narratives, or organizing marketing efforts. It’s not about replacing professionals—it’s about enhancing what they already do well.

Trends and Outlook

  • While the overall REO volume remains moderate, VRM is seeing pockets of activity increase, especially in the Southeast and Midwest.

  • The market is shifting, and agents who are already trained, registered, and fully compliant with platforms like VRM are most likely to see the next wave of volume.

  • On the call, Tara mentioned that, while nothing is certain in a volatile market, VRM is hopeful it will see a steady uptick in REO in 2025, and is preparing accordingly.

  • It’s advisable for agents to do the same. Having your profile up-to-date and compliance materials in place now will position you ahead of the curve.
